Maintenance Guides
Month-to-Month Home Maintenance
Make sure to check and test these out around the first day of each month.
- Test, clean, and dust the smoke and carbon monoxide detectors.
- Test GFI/GFCI receptacle, breakers, and outlets
Quarterly Home Maintenance
Remember to check and test these things out around the first day of January, April, July, and October.
- Check grout and caulking in tile and granite in wet areas (showers, sinks, etc.)
- Replace and clean heating, ventilation, and air condition filters.
- Check door sweeps and weather-stripping on exterior doors to maintain air tightness
- Check caulk seals between countertops and walls.
Seasonal Guides
Spring
Outdoor:
- Your lawn needs to initially be watered every day for the first 30 days giving it time to root
- You should mow your yard regularly - at least weekly during the spring and fall seasons.
Indoor:
- Check washing machine hoses and connections for cracks and leaks
- Have an HVAC professional inspect your cooling system
Summer
Outdoor:
- Lawn care and maintenance

- You should mow your yard regularly - at least weekly during the spring and fall seasons.
- You should fertilize and treat your yard regularly
Indoor:
- Service HVAC system
- Check caulk around fireplace facing and repair as needed
Fall
Outdoor:
- Clean gutters, downspouts, and make sure to remove leaves and debris from them
- Before the first freeze, disconnect exterior hoses
- Rake leaves to dispose of them
- Cover outdoor furniture and cushions
Indoor:
- Have an HVAC professional inspect and calibrate your heating
- Check windows and doors to repair weatherstripping
Winter
Outdoor:
- Clean and cover grill
- Check vents located at the foundation, and close any that may be open
Indoor:
- Check weather stripping on the windows and your doors to make sure there are no leaks or openings
- Change or clean out furnace filters
- When weather gets extremely cold, leave indoor faucets located on the exterior walls dripping to prevent pipe freezing
